Elevator maintenance contracts have always been fraught in that the lawyers working for the contractors who constructed document spent effort to protect the contractor more than protecting the building owner.  Even so, although there might be problems with liability clauses interest rates etc , generally these contracts were written as “full parts on the labour included”.  However, more recently, we are seeing some of the major elevator contractors replace these documents with new paper that excludes coverage major components.  Somehow this is escaping the attention of the building owner until it’s too late.

As a minimum, do not allow replacement of your elevator contract paperwork without fully scrutinizing the changes and better yet consider having a consultant-written document crafted to protect your interests!
