In typical cases, RiA’s written reports make recommendations on remaining equipment life and timing for elevator modernizations. However, occasionally the firm is called in to oversee an elevator modernization project that has already been recommended by an elevator contractor and agreed upon by the property owner.
In this case, we reviewed the proposed project and were able to determine that a complete equipment replacement was unnecessary. The elevator system simply needed increased maintenance. A new contractor was brought in and the elevator equipment was restored to safe, reliable operation at almost no cost to the building owner – a savings of almost $150,000, the cost of the originally proposed elevator replacement.
